Submitting a comprehensive financial picture shows the seller that you are serious and qualified.
Contingencies
Contingencies protect the buyer and can also be used to make your offer stronger. Contingencies are the terms related to the home inspection, cash vs financing, among others.
Offer Strength
The highest offer is not always the best one. Some tips for a strong offer: have a pre-approval letter ready, be flexible on contingencies and offer a quick closing timeline.

Timing
The Home inspection typically takes place within 7 days or less of the accepted offer.
Cost
The cost for home inspections runs between $500 – $2000. The inclusion of additional tests (ex: radon tests, termite inspection) can increase costs.
Process
A typical home inspection takes between 2 to 4 hours. It's a good idea to be present to ask questions as you move through the house with the inspector.

Estimate your monthly mortgage payment, including the principal and interest, property taxes, and HOA. Adjust the values to generate a more accurate rate.
This is an essential first step. We can help you find a lender.

Retain a real estate attorney; if you don't have one, we can help.
May include home, structural, pest, and other inspections. Compete within 7 days of an accepted offer.
This document is accompanied by a deposit of at least 5% of the purchase price, and is signed 7 to 10 days after an accepted offer.

This should come about 30 days after you submit your application.
Takes place just before the closing and is your chance to make sure everything is as you expect it to be.
