Proper pricing is the most important aspect of marketing a property. Statistics show that, if priced properly, an offer should be presented within the first 12 showings.  In this market, that means within 2-3 weeks of coming on the market. The asking price is part of an overall marketing strategy, and pricing is about creating competition. The correct asking price brings in a large audience of buyers and creates competition. That competition drives offer prices higher, resulting in a higher sale price in a shorter amount of time.

In 2021:

  • 90% of my listings sold at or above the asking price
  • On average, my listings sold for 7% above the asking price
  • Current Market Analysis -The first thing I do when a prospective client contacts me to discuss selling their home is conduct a customized market analysis to identify what the sale prices of comparable properties have been in recent months.  I also research comparable homes that are currently on the market and those that are in contract.  My aim is to come up with the correct price range to list a property within. 
  • Customized Marketing - One size does not fit all.  I outline for my sellers how their property will be presented to the market and develop a customized sales package and marketing plan based on my experience working with buyers.  I know what buyers want and what specific questions they will ask.  I use this knowledge to prepare answers so that I’m ready for their queries.  I oversee a professional photo shoot of my sellers’ property, customized floor plans, and write up a description of the property that captures all of its selling points in a brief and concise manner.  Within a day of taking the photos, I go live with the listing and make it available to all buyers and brokers to see.  This includes web-based advertising such as the Wall Street Journal, Mansion Global, Brownstoner, and the New York Times, as well as Compass.com.
